The Senior Manager, Real Estate Secured Lending Acquisition plays a pivotal role in designing, optimizing, and executing acquisition strategies that drive high-quality growth across the Real Estate Secured Lending portfolio. This role blends strategic thinking with deep credit expertise and analytical execution to deliver sustainable originations, superior customer experience, and portfolio resilience within the organization's risk appetite. In partnership with stakeholders across Product and Risk, the Senior Manager develops scalable, automated strategies anchored in segmentation, model-enabled decisioning, collateral valuation tools, and market insights. This role ensures acquisition strategy evolves with customer behaviour, competitive dynamics, housing market conditions, and regulatory expectations.

Key Responsibilities
Acquisition Strategy Development & Execution
- Design and implement end-to-end acquisition strategies for secured lending, including underwriting criteria, pricing strategies, risk segmentation, treatment paths, and automation logic.
- Use decision engines, decision trees, and optimization tools to differentiate risk and streamline the approval and funding experience.
- Implement strategies that adapt to shifts in interest rates, housing markets, competitor behaviour, and customer demand.
- Apply secured-lending models-including credit scores, property valuation models (AVMs), collateral risk tiers, and early warning indicators-within acquisition strategy logic.
- Ensure strategies appropriately balance borrower risk, collateral risk, and portfolio objectives.
- Identify opportunities for analytical enhancements, new segmentation methodologies, improved underwriting efficiency, and optimized customer pathways.
- Use data-driven insights to refine risk differentiation, pricing sophistication, and funnel performance (approval → funding).
- Lead structured test-and-learn programs to evaluate alternative offer structures, underwriting treatments, automation enhancements, and referral pathways.
- Measure impact on approval rates, booked yield, funding quality, customer experience, and portfolio performance.
- Work with Technology and Analytics teams to translate strategy logic into deployable decision rules and automated workflows.
- Ensure operational feasibility, system integrity, and adherence to change-management and governance standards.
- Deliver insights on acquisition funnel performance, approval quality, booking trends, mix shifts, competitive dynamics, and market forces.
- Recommend proactive strategy refinements to maintain growth within risk appetite.
- Ensure acquisition strategy aligns with credit policy, mortgage regulatory requirements, adjudication standards, consumer protection guidelines, and model governance.
- Maintain high-quality documentation and support oversight activities.
- 5 to 7+ years in Real Estate Secured Lending, mortgage credit strategy, originations, or acquisition-focused risk management.
- Strong understanding of mortgage underwriting fundamentals, collateral risk, and secured-lending regulatory frameworks.
- Experience as a model user (AVMs, credit scores, pricing models, segmentation models).
- Proficiency in decision engines, decision-tree platforms, and analytical tools (SAS, FICO, ML scoring systems).
- Demonstrated ability to convert analytical insights into executable strategies with measurable business impact.
- Experience influencing cross-functional partners and leading strategy initiatives.
